GENERAL

THE COMPANY NAME – The company name and/or its symbol shall not be reproduced for any purpose whatsoever without the expressed written consent of the park manager.
TO INSURE PLEASANT AND ENJOYABLE SURROUNDINGS – Homes shall be maintained in a clean and attractive condition by the resident and shall comply with all applicable laws, ordinances, and regulations of the state, county, city and community.
NOISE CONTROL – It is the purpose and intent of the park managers to provide a quiet environment for all residents. Loud talking, excessively loud television, radio or stereos and/or any other type of noise must be kept to a minimum during the day, and must cease from 10:00 p.m. until 8:00 a.m. The use of any type or class of fireworks is prohibited in the community and the immediate outside perimeter of the community. The discharge of firearms, including BB guns and air rifles, are not permitted at any time. Excessive noise created by vehicles is not permitted.
CURFEW – All persons shall be on their homesite after 10:00 p.m. and not on the streets, common area or other recreational areas.
SOLICITING – No soliciting or peddling by private or commercial enterprises is permitted without the written approval of management.
RIGHT OF ENTRY – The park manager, or authorized representatives of same, reserve the right of entry to the land upon which a mobile home is situated for maintenance of utilities, general inspection and protection of the mobile home community. The park manager may enter a mobile home without prior consent of the occupant in the case of an emergency or when the occupant has abandoned the home.
COMMUNITY OFFICE – The park managers are available to assist you with your community related needs. The park managers may not be on the premises at all times. All community related problems such as noise disturbances; problems with neighbors, or interpretation of the guidelines should be handled during reasonable and appropriate times. Emergencies can be reported to management at any time. Emergencies are defined as fire or utility disruptions.
COMPLAINTS – Any complaints regarding other tenants are to be brought to the attention of the management. If they concern the violation of any park rules or regulations the management will investigate such complaints. This will not require a cause for action unless management deems it necessary. The determination of investigation will be at the sole discretion of management. If the complaint is well founded, management will attempt to obtain voluntary compliance with the rules, and if that fails, will take appropriate steps to terminate the lease of the offender.
MAILBOXES - Mailboxes are at the front of the office. An outgoing mailbox is provided. Any tampering with and/or vandalism to mailboxes is a federal offense. Mailboxes are the property of the U.S. Postal Service.
SHELTER FACILITIES – Shelter facilities for severe weather conditions, tornadoes, hurricanes, etc., are not available in this community. During severe weather, residents are responsible for taking their own safety precautions.
EQUAL APPLICATION GUIDELINES – The guidelines set forth herein are designed to create and maintain a harmonious and comfortable living environment. Fair and equal application guidelines are the committed responsibility of the park manager. If you feel proper administration of these guidelines has not been maintained, the park manager invites you to bring these matters to our attention.

NEWSLETTER – A community newsletter is distributed to all residents on or around the first of the month. All newsletters are on file at the community office.
