LOCATION: Galena Avenue is U.S. Route 20. We are one block west of the intersection of Park Blvd. and Galena Ave. on the west side of town. In general, Freeport is located less than 30 miles from Rockford , IL , 65 miles east of Dubuque , IA , and about 25 miles south of Monroe , WI .

GENERAL INFO: West Town is a 55-unit community. We have mobile homes for sale and rent, as well as empty lots for you to move your mobile home into. The rental dwellings include six singlewide mobile homes. Showings occur after you have made an appointment.

AMENITIES: Within a one block radius we have laundry facilities, several restaurants, a pizza place, two gas stations and convenience stores, a grocery store, drug store, thrift store, movie rental store, fitness center, a bank, and much more!

PETS: We appreciate your love for dogs and cats, but unfortunately, they don't always treat our dwellings and property with equal love so we are extremely choosy about what pets we allow. Tenants are limited to one dog (under 30 lbs.) or cat. Dogs and cats require an additional $10 pet fee per month. If you want an animal companion that does not require an additional fee, we suggest fish, hamsters and birds. See our Pet Agreement for additional information.

LEASE: We require a minimum of a 12-month lease. We've found that this makes our community more stable and pleasant. We do enforce the lease however, so you must fulfill the term of the lease once you sign it. In the case of unexpected emergencies that require you to break the lease, we might negotiate a settlement. This type of case is extremely rare and each case is decided at our sole discretion.

PRICING: The lot rent for those who own their own mobile homes is the lowest in Freeport at $205 a month. West Town also offers the only mobile home rental units in the entire Freeport area. Rental units are $350 per month and security deposits equal the rental rate. If you rent one of our homes there is no additional lot rent, just the rental rate.

STEPS TO MOVING INTO WEST TOWN:

APPLICATION PROCESS: We must protect our investment and the well-being of our current tenants, so not just anyone can live here. Applicants must undergo a screening process to verify they have no drug, crime or serious credit problems and will be a good neighbor to the rest of our tenants. If you are approved as a tenant, this process will make you feel secure that your new community will remain safe and pleasant for you. The application process includes a discussion with our park manager and completing a four-page application. The application includes asking your permission to conduct a background criminal investigation, credit check and your authorization for us to speak to your past landlords and current references. This process is usually conducted within 48 hours of our receipt of your completed application. For a copy of the application, please contact the park manager.

OWNERSHIP: West Town Mobile Home Park is owned by Kenneth E. Bennett.

OWNER'S PHILOSOPHY: Low rents don't have to mean low quality! Ken purchased the park in 1986, and has invested considerably to improve the dwellings' comfort and appearance. The owner and park managers are creating a pleasant community to live in and have attentive management to keep it that way. If you live in one of our rentals and have a maintenance issue, it will be repaired with a sense of urgency. We realize there are many rental choices in the marketplace so we show our appreciation to tenants by providing an affordable and constantly improving rental community.
